Jason LaFlesch-Fix and Flip / Buy and Hold

Foreclosure Auctions in Arizona or Trustee Sales in Arizona are synonymous when talking about what Arizona Investment Link does on a daily basis.   This is not just for the seasoned investor...novice investors can also get in the game as well.   There are Arizona realtors that are trying to find ways to get involved and also get their clients involved too.   At Arizona Investment Link we have strategies that will fit virtually anyones investing profile.  Go to http://arizonainvestmentlink.com for more detailed information and to check out "before" and "after" pics of homes that we have rehabbed for our clients.

Most people think that you have to have liquid cash in order to invest in Trustee sales.  Not true, you can also self direct retirement funds in order to get in the game.   We at AIL would be happy to meet with you individually to plan your investment strategies in the beginning but more importantly your exit strategies.   Contact Jason LaFlesch or Brandon Cox today for your initial appointment and be sure to listen to The Real Estate Power Hour "Live" on 1510 KFNN every Wednesday from 1-2 pm.   Go to www.ailaz.com and click on the "Listen Now" link to stream audio online.    Cheers!

Less Talk, More Action!

It’s not a question of “If you have met a person or group” like this but “How many do you actually run across” during your professional business career? You’ve seen them plenty of times…the folks that talk too much with little action or success to back what they preach.

The proof is in the pudding. What is funny is that I have had more than my share of people pitch me on what they do over the years, most of which are in the same field that I specialize in, Real Estate. They talk this big game trying to sell me on what they do or promote, but then I ask the big question… “Have you ever invested yourself in what you are trying to sell me?” More often than not the answer is a resounding “No”.

It’s funny, how can you literally specialize in something you don’t have any personal experience in?

The business that I specialize in are Trustee sales in Arizona. I love talking to people that are attempting to break into this business a bit late in the game and try to come across like they have been doing it for years. When you are an expert in a field you will know within the first 30 seconds when talking to someone if they have any experience in the game of trustee sales.

This goes for any field of expertise. The reason I am blogging on this topic is because I had this experience yet again today talking to someone that knows very little about trustee sales, yet he is talking to novice investors attempting to wrangle them in to bid through him. Could be a massive mistake for the first time investor!!!

Make sure you do your homework and just don’t jump into any business transaction before making sure that the guy on the other side of the table indeed is an expert.

I welcome your comments on your experiences or offer some input to protect consumers abroad. That’s what the Arizona Investment Link blog is for. Sound off!!

Have a great day

Short Sale Frustrations? What's the Reason?

Are you a consumer or a real estate agent that despises Short Sales?   Why do you not like short sales?   Have you placed offers on short sales only not to acquire them?  Have you placed an offer and heard that you had a verbal approval only to not end up with the property?
Believe it or not, most Realtors that are in the industry DO NOT like short sales but don’t have a specific reason why they don’t.   Is that because they are too lazy to understand what a short sale is and how the GAME works?   Short sales are a game.   You just need to know how to play it and the pitfalls associated with this type of transaction.
For this blog, I would like you to leave a comment and let us know what you know about short sales and whether or not you like them or dislike then and the reason.   After several comments are posted I will let you in on a little secret as to why most people at the end of the day don’t end up getting their short sale offer accepted if it is indeed a very lucrative offer that was “verbally” accepted.    Post away!!

Is there really a "Bottom" of a Real Estate market, by Jason LaFlesch

You tell me. Is there really a “bottom” of a real estate market? Personally, I don’t think so. If you think there is or what the definition of the “bottom” of the market is, you tell me. How do you know what the “bottom” of the market is and what do you base your opinion off of?

Here is the way I look at it folks… If the value is there, then you buy. If you are an investor looking to Buy and Hold for cash flow… if the numbers work, then you buy. What I mean by that is that lets say you buy a property for $50k and it rents out for NET after all expenses etc for $800/mo… then you have yourself a great deal. Close to 20% cash and cash return annually, not bad. Let’s say the “bottom” isn’t here yet and that property has a value of $46k next year… who cares… look at your bottom line numbers if you are an investor.

I don’t know. I’m not the smartest guy in the world but I believe if you see “value” in a property or you look at the numbers as an investor and they work for you, don’t focus on ever finding the true “bottom” of the market because I believe that’s an impossible feat.
