It’s not a question of “If you have met a person or group” like this but “How many do you actually run across” during your professional business career? You’ve seen them plenty of times…the folks that talk too much with little action or success to back what they preach.
The proof is in the pudding. What is funny is that I have had more than my share of people pitch me on what they do over the years, most of which are in the same field that I specialize in, Real Estate. They talk this big game trying to sell me on what they do or promote, but then I ask the big question… “Have you ever invested yourself in what you are trying to sell me?” More often than not the answer is a resounding “No”.
It’s funny, how can you literally specialize in something you don’t have any personal experience in?
The business that I specialize in are Trustee sales in Arizona. I love talking to people that are attempting to break into this business a bit late in the game and try to come across like they have been doing it for years. When you are an expert in a field you will know within the first 30 seconds when talking to someone if they have any experience in the game of trustee sales.
This goes for any field of expertise. The reason I am blogging on this topic is because I had this experience yet again today talking to someone that knows very little about trustee sales, yet he is talking to novice investors attempting to wrangle them in to bid through him. Could be a massive mistake for the first time investor!!!
Make sure you do your homework and just don’t jump into any business transaction before making sure that the guy on the other side of the table indeed is an expert.

You tell me. Is there really a “bottom” of a real estate market? Personally, I don’t think so. If you think there is or what the definition of the “bottom” of the market is, you tell me. How do you know what the “bottom” of the market is and what do you base your opinion off of?
Here is the way I look at it folks… If the value is there, then you buy. If you are an investor looking to Buy and Hold for cash flow… if the numbers work, then you buy. What I mean by that is that lets say you buy a property for $50k and it rents out for NET after all expenses etc for $800/mo… then you have yourself a great deal. Close to 20% cash and cash return annually, not bad. Let’s say the “bottom” isn’t here yet and that property has a value of $46k next year… who cares… look at your bottom line numbers if you are an investor.
I don’t know. I’m not the smartest guy in the world but I believe if you see “value” in a property or you look at the numbers as an investor and they work for you, don’t focus on ever finding the true “bottom” of the market because I believe that’s an impossible feat.
